Sounds like the sparky is leaving it open to the possibility of further work which will mean more expense. If it were me, as long as it was safe I’d leave it until I was doing other work such as decorations or carpet laying and do it bit by bit over time. I’d still try to get something off the price if I could but I’d be prepared to just swallow the cost as part of the joys of owning a house. Unless you are going to get a new build, you are going to come across this on most houses I would think. Past: FL2 TD4 HSE Auto

Well I've spoken to the solicitors and they have suggested a reasonable middle ground. The electrician will produce an official estimate and email it to me and it will quote for the consumer unit and the additional work of lifting floor boards to get the earthing cables sorted.

I then email it to the solicitors with the surveyors report who then ask the opposing solicitors to take a hit on completion to the value of the estimate. This will avoid the need for negotiations on the house price and means we effectively get cashback on completion to spend on the electrical work.

Our solicitors informed me that this is common practice and unless the estimate exceeds £1,000, the tendency is for vendors solicitors to take it on the chin. The electrician states that the extra work for the earth cable on top of the consumer unit cost will land between £500 and £1,000 as a grand total.

You get some walk free and when its something you've not had to invest serious toil into, for example Censored vs Censored as we call it, then it doesn't bother you so much. If the guy in the link had walked free, I'd have been gutted. 6 months of my life drained by what was a very heavy going job in all aspects. He actually pleaded guilty on the day of the trial after some bargaining.
